Home Staging Consultation

A thorough evaluation of your entire home. We take a tour observing each space, room by room. We take detailed notes and numerous photographs of each space to be staged and follow up with a comprehensive "how-to" report of our staging and design recommendations you will follow as you prepare your home for sale. Our focus is on your interior and exterior as curb appeal is equally paramount to our success. We look through buyers eyes discussing and defining the most important areas to focus on, the primary goals we need to obtain, budget allowances, what the market is dictating and additionally create a list of top 10 priorities to get the job done right. With a consultation, you recieve this report complete with our photography and preparatory information stated above and move forward to complete the work yourselves.

Quote for Staging Services

A walk through of your entire home similar to the consulation. We tour and examine each space, inside and out, also photographing and taking notes. For a quote however, we follow up with a short written estimate for the approximate time it will take and cost you will incur for us to stage your home or specific spaces within your home. We follow the same guidelines as we do when giving a consultation, with the understanding that we are going to be executing the comprehensive staging serives for you. There is no charge for this service.

Comprehensive Staging Services

When we prepare your home for sale and for all staging we perform, our fee is hourly. This staging fee is all inclusive to cover all loading, transport, delivery, design layout, set-up, decorating, furniture arrangement, accessorizing and de-staging. Hourly fee is discussed up front as per the quote, the time we need to complete the staging of your home and the clients budgetary guidleines. We always work within the clients budget.

Furnished Homes

With our comprehensive staging services we will work with furnishings, accesories and decor that are already in your home. Often by shifting things around and taking a fresh approach we can use much of what you have already in a different and more enhancing way. If we find that we still require pieces and materials to properly transform your space we do one of three things. We reccomend items for you to purchase for completion of staging. We offer items for rent from This Staged Houses's extensive inventory of fine furniture, accessories, artwork, lighting, area rugs, linens, windows treatments, florals and greenery. These items are billed to our clients on a monthly basis. Lastly, we can rent pieces and accessories for your home from the top local furniture rental company. There products are diverse in price, selection and style to suit any size home, taste and budget. They will also bill you on a monthly basis.

The fee to rent inventory from This Staged House is 20% of purchase price cost per item and varies depending upon item. The 20% of total inventory rented is billed monthly.

Vacant Homes

Vacant home work differently. We need to define empty spaces and create a vision of life and living inside the home. We fill the rooms we decide are most important for the optimal sale and bring in items to be rented on a monthly basis. Primarily we fill new construction or vacant properties with appropriate furnishings from the top local furniture renters. Their products are diverse in price, selection and style to suit aany size home, taste and budget. Second or as a compliment, we rent fromThis Staged House from it's extensive inventory of fine furniture, accessories, artwork, lighting, area rugs, linens, windows treatments, florals and greenery.

Showcasing for Open Houses

We offer "fine tuning" serives for broker tours, inspections and public open house. This service is used as a last final touch to staging that has already been completed by you, the client, or by This Staged House. We are simply there to tweak and puff so the home shows in its best form and more importantly support you on those all important days when all eyes will be upon our hard work. These are high energy and sometimes high stress days and we can take some of the burden off of you with an extra set of hands and eyes and work together right up unitl the doorbell rings.

Save your valuable time. This Staged House will shop for furniture, accessories, art, window treatements and any other home decor you need. We work within your budget to seek and obtain items and furnishings that will compliment your home, taste and lifestyle.
